Question About Rooming Houses
Can you answer a rooming house question about ______?
That’s how many of the emails I receive often start and while I try to answer the majority of them the answers people receive in an email may not be as specific or at least as specific to their circumstance as they hoped!
Now sometimes the questions involve specific laws and rules and since they vary from city to city, state to state and province to province I simply can’t answer them. I can often direct you where to look, but there are too many variances to provide specific answers.
But the other common inquiry I receive is from individuals just setting up their rooming house business or worse yet people who are struggling and need help turning their situation around.
The problem is far too many people jump in to the rooming house business due to the lure of the cash flow and then discover the work it also involves.
I know, I was one of them…
I Almost Quit in The First 90 Days!
It’s true! I bought my first rooming house in 2004 and had nothing but headaches!
I kicked my first tenant out within the first couple weeks of owning the property after catching his buddy shooting up in his room. I was just seconds away from dragging both of them out by their hair, especially after I found out they sold my TV for drug money which I caught him injecting into his arm!!
I was ready to kick everyone out and turn it immediately into a regular suited rental.
But am I glad I didn’t!
Instead I used some simple tactics to turn everything around and to help us expand from those three rooms in the basement of a half duplex property into 53 rooms that we rented on a weekly basis. That also left me with over a decade of experience operating in both good and bad economic times and having conservatively dealt with over 1,500 tenants through that time.
Talk about an advanced course in learning the rooming house business!
All of this taught me that it’s not rocket science, it was just a matter of making adjustments, learning from my mistakes (and not duplicating them again) and following my processes.
Reinventing The Wheel
